Renting property

Renting is the easiest way to find a home when you first arrive in Estonia. The rental marketing is quite lively in Tallinn and good properties don´t stay on the market for long.

Leases tend to be signed for at least a year. You will usually be charged a broker´s fee equivalent to month´s rent.

For example, if you are renting a one-bedroom + living room apartment for 500€ a month, expect to pay up front: 1st month´s rent 500€+security deposit 500€+broker fee 500€=1500€ Some real estate sites let you filter rental properties by „otse omanikult“ (directly from owner). In these cases there´s no pesky broker fee. Often, these properties are snatched up so quickly that they don´t reach the general public. There are also Facebook groups that list such rentals. You may be able to negotiate on the rent, but if demand is high, don´t get your hopes up. Utility bills can run up to 150€ depend on the type of building.
